Building Enclosure Commissioning (BECx)

Verify performance from the first requirement to final occupancy.

BECx provides a structured, independent process for helping owners and project teams confirm that roofing, waterproofing, air barriers, exterior walls, fenestration, sealants, and critical transitions are designed, installed, tested, and documented to meet the Owner’s Project Requirements.

what we do

Why BECx Matters

The building enclosure is complex, with many materials, assemblies and trades. A quality-focused commissioning process helps align the team, reduce risk, and verify that the enclosure performs as intended.

Aligns the enclosure with the OPR

Uses the Owner’s Project Requirements as the benchmark.

Finds interface risks earlier

Identifies and resolves potential issues before they become costly to address.

Verifies installation and field performance

Confirms critical systems, transitions and interfaces are installed and perform as intended.

Tracks issues through resolution

Documents observations, deficiencies and corrective actions to closure.

Creates a documented path to closeout and operation

Compiles a clear record of testing, issues and final enclosure information.

our process

THE BECx PROCESS

A QUALITY-FOCUSED PROCESS FROM PRE-DESIGN THROUGH OCCUPANCY

01

Predesign / OPR

Define enclosure performance goals and acceptance criteria.

02

BECx Plan & Team

Establish scope, roles, levels, mockups, tests and documentation.

03

Design / Basis of Design

Review enclosure systems, continuity, interfaces, constructability and alignment with OPR.

04

Submittals & Mockups

Review representative assemblies, transitions, compatibility and planned testing.

05

Construction Observations

Observe field installation at critical systems and interfaces; document issues.

06

Field Testing

Coordinate and perform enclosure tests including water penetration, air leakage, whole-building airtightness, ELD, infrared and adhesion testing.

07

Issues / Resolution / Reverification

Track deficiencies, corrective work and retesting where required.

08

Closeout / Occupancy / Warranty

Compile final documentation, systems information and follow-up reviews.

The Enclosure Is Different

Enclosure performance depends on the quality of field-assembled materials, assemblies, transitions and interfaces across multiple trades. BECx provides a systematic approach to verify continuity, compatibility and constructability throughout the project, in accordance with ASHRAE Guideline 0, ASHRAE Standard 202, NIBS Guideline 3-2012 and ASTM E2947.

What NIRIx Reviews & Verifies

Roofing & Waterproofing

Review design, materials, transitions, drainage and field installation.

Air / Water-Resistive Barriers

Evaluate continuity, interfaces, penetrations and attachment.

Exterior Walls

Review assemblies, supporting structure, interfaces and interface detailing.

Curtain Walls, Storefronts, Windows & Doors

Review system design, interfaces, integration and field installation.

Sealants, Joints & Flashings

Evaluate materials, compatibility, installation and movement.

Critical Transitions & Interfaces

Assess complex interfaces across trades and assemblies.

Field Verification

NIRIx performs and coordinates field verification to confirm enclosure installation and performance, using appropriate test methods and visual assessment.

ASTM E1105 Water Penetration Testing

Field testing of installed windows, skylights, doors and walls.

Whole-Building Airtightness Testing

Blower door testing to evaluate air leakage.

Facade Observation

Field review of curtain wall and exterior wall installation.

Infrared Thermography

Identify concealed moisture and insulation anomalies.

Below-Grade Waterproofing Observation

Review installation and pro
tection of below-grade systems.

Team Coordination & BECx Support

Support design and construction teams throughout the project.

Early Involvement Matters

Beginning BECx during project inception allows performance goals, interfaces, mockups, testing and documentation to be coordinated before enclosure conditions become difficult or costly to access.
